Things to consider
New roof structures can affect the building’s gross floor area, height and appearance, so planning and building-control requirements may apply depending on the property and the design. For strata properties, MCST consent is usually needed as well.
On the technical side, we consider the capacity of the existing roof slab or walls, fixing and waterproofing details, wind loads and rainwater drainage.

Can the existing roof take a new structure?
This needs to be checked for each site. We look at how the structure will be supported and fixed, and whether engineering input is needed.
Can the sides be enclosed?
Possibly, depending on the applicable rules and your property. Enclosing the sides can have different implications from a roof-only cover, so we discuss the options with you.
